Which platforms do you list my property on?
We use the following booking platforms for our listings:
- Airbnb
- Booking.com
- Book with Guesty (our own platform!)
- Agoda
- Long Term Rental Websites
However, it also depends on your property’s location, price and unique features – meaning that your property might not be listed on all of the above platforms if they don’t match the platform-specific requirements, or if they aren’t a good fit with its target audience. If you rather keep your property off a certain platform, let us know.
My property is not on Airbnb, can I use Hauzz?
Most definitely! We will help you set up an Airbnb account and manage it for you, too. Please note that you will not have access to your Airbnb account whilst listed with us, however you will have access to the complete dashboard to review all booking details!
I need to use the property myself – how do I temporarily block bookings?
Our accessible dashboard allows you to block and unblock dates as you please! Alternatively, you can get in touch with us and inform us about the dates you want to block in your calendar. Before you arrive, we will make sure that your property is clean and ready.
What happens if I decide to stop working with Hauzz?
Please inform us at least 30 days before the day you wish to terminate your contract and we will simply deactivate and hand over your listing back to you. Please note you must honour all upcoming bookings regardless of the cancellation period, or pay the cancellation fees per booking if you need to cancel them.
How can I earn more from my rental property through Hauzz?
We have developed a comprehensive pricing strategy that reflects factors such as city-wide occupancy rates, travel trends, property location, events, seasonality, competitor pricing and more. Our team of seasoned hospitality strategists will ensure that your revenues are maximised throughout the year.
How much does Hauzz’s property management service cost?
Hauzz offers a commission based solution to hosts, this means we collect a commission for every guest’s stay. Our services cover all aspects of managing the property, (from listing creating, management and ranking optimisation, calendar management, cleaning, 24/7 guest communication, and more). There are some additional services that are sold separately from the package. Hauzz’s commission and pricing varies from market to market, and that new properties are subject to an onboarding fee. Do I have to pay a set-up or onboarding fee to get started?
In order to get your property set up and ready for guests, we charge a one-time onboarding fee (dependent on property size, location, and availability) which covers the cost of a photo shoot, setting up the online listing/s on the different short-let platforms, and also includes a visit from a member of staff who will go by your property to ensure your home has everything required in order to receive guests. The onboarding fee isn’t charged upfront, it is deducted at the end of your first month’s rental income.
How do I keep track of my earnings?
Your bookings, calendar and revenue can be found in your personal Host Dashboard, which you can access via a dedicated website. This dashboard is updated in real-time and gives you an insightful overview of your property and its yields.
When do I get paid?
Payments are processed by the last working day of each calendar month for bookings that check out within that month.
What measures are taken to ensure the safety of my property?
For all bookings, we ask for the guest ID where we match the name with the booking, for a booking made in the name of someone else we request the ID of the person who is staying in the apartment. If we can’t get the ID of the person who made the booking, the greeter will report that to us and we’ll cancel the reservation to keep you and your property safe.
What happens if guests damage or steal my property?
We have strong processes to vet guests and ensure we control who stays at your place, but we do ask you to not keep any valuable in the property when it is available in the short-let market. In the unlikely event, guests damage or steal from your property, our team of issue resolution specialists will do their best to recover the loss it would incur for you liaising with the platform and guests. If the booking was made through Airbnb, you are eligible for a $1,000,000 Host Guarantee coverage at no additional cost. Hosts who have partnered with GuestReady are also insured by a partner service provider.
What certificates do I need to start hosting with Hauzz?
Depending on the market, we may require specific documents in order to list your home with us. However, we do expect your property to be fully compliant with all local health and safety regulations, as well as any rules and regulations from the government. Prior to hosting, we recommend contacting your gas and electricity suppliers for an up-to-date safety inspection, and to make sure that all fire and carbon monoxide alarms are functional.
